Secret to Success: Collective Clemson Feature

As we work further into 2022, we are putting in all our effort to hit our monthly goals, so that soon we can reach our yearly goals of 100% prelease. This month, we are happy to announce that another one of our sister sites has achieved Century Club status! Everyone, please help us congratulate the Collective Clemson team for their success. We were extremely eager and excited to take a moment and sit down with team members Tori Dickerson, Property Manager, Jacqueline Wiles, Assistant Property Manager, and Savannah Hollifield, Leasing Specialist, who gave us their strategy when it comes to hitting 100% in their specific market.

When we say teamwork makes the dream work, we mean it. Collective Clemson made it clear straight out of the gate that their number one key to success was their entire staff coming together to decide that “it was their year” to hit 100%. This manifestation translated into a “Since we all had that mindset, we put extra time in after hours to work with residents and prospects alike,” said Savannah. This team came together and supported one another to put the residents first. Whether it came to maintenance requests, resident events, or simply allowing them to sit down and talk when they needed, Collective Clemson was there for its tenants, and it made all the difference. With over 40% retention, the word got out that Collective was the place to live when it came to customer service. “Word of mouth was huge for us,” said Tori. “We even had some residents refer their own family members to live with us, too.” Let’s give this whole team a huge shout out!

Along with this mindset, they also started working on leasing before the year even began. Tori and Jacqueline created an interest list before the season began, when they felt they were ready to start leasing again. “Ask questions before people sign,” said Jacqueline, “and create that small talk. It is really important and helpful to have a great relationship with your residents.” This team also used social media to create urgency for residents and prospects alike. “Instagram was really helpful in helping us create a reputation for our property that invites people to live here,” said Savannah. From fun giveaways to getting all staff members involved, Collective Clemson successfully utilizes social media to increase traffic and create urgency.

So, what are they doing now? Just what everyone else is up to: turn! “We are in turn mode,” said Tori, “getting everything organized, LTO’s, and working on next year’s interest list!” Another focus they have is getting people pumped to move in, so that they will be pumped to renew. “We send welcome letters with all of our property’s information on it, and provide means for them to follow us on social media before they even move in,” said Jacqueline. Collective even provides a game-day shuttle for their residents to create word of mouth and hype!

Before we wrapped things up, Tori had some great advice to share. “Just keep pushing!” she said. “The days can be long and exhausting, but it’s worth it. Use the slower momentum to your advantage and don’t stop trying your hardest.” Once again, we would like to congratulate The Collective Clemson and all the staff on their remarkable dedication and determination to reach their goals! We just know that this is only the beginning of breaking records for this team, and changing the way we view innovative leasing.
