Secret to Success: Gamecock Village Feature
As we work further into 2022, we are putting in all our effort to hit our monthly goals, so that soon we can reach our yearly goals of 100% prelease. This month, we are happy to announce that another one of our sister sites has achieved Century Club status! Everyone, please help us congratulate the Gamecock Village team for their success. We were extremely eager and excited to take a moment and sit down with team members Darrick English, Property Manager, and Nikki Hardin, Assistant Property Manager, who gave us their strategy when it comes to hitting 100% in their specific market.
We have all heard time and time again that consistency is key when it comes to our industry. This staff at Gamecock Village took this strategy, put it to the test, and came out right on top. “I have been in the industry for ten years,” said Darrick, “so I have had time to see what works and what doesn’t work. I really stick to the procedures that I know will prove successful, and I don’t change course much from that!” While their market isn’t necessarily an early one, this team practices the same routine each year to ensure they fill up as soon as possible. They implement VIP lists, renewal deadlines, and renewal parties each year when the season begins. “We always try to get our retention and renewal rates high, and place focus on that first. Then we hit the new leases hard after,” said Darrick. By the end of the month October, they had signed over 200 leases for the following year. “Be proactive about what needs to be done and stay ahead of everything,” said Nikki. “Schedule things and be consistent.”
On top of this, their strategy lies within their teamwork as well. Darrick and Nikki testify to investing in their team. That comes with time spent with all staff, meetings, and informing the team best to help them sell the apartment and sell themselves. Let’s give the whole staff a quick shout out!

The Gamecock Village team is very close knit, and all work together to hit each other’s goals. They not only give kudos to one another, but feel that Darrick’s experienced leadership motivates them to work even harder. Nikki said, “Not only do we trust ourselves, but we are really lucky to have each other and to have Darrick as our leader. He’s a hard worker and a great leader.” So what is this staff up to now? You guessed it! Turn! They are dedicated to staying on top of turn items and move in items to impress new tenants. “We want our new tenants to renew,” said Darrick, “so we work on operational items to make move in seamless and enjoyable for all new residents.”
In regards to advice, this team says, “Continue to work hard, it might seem close to turn and you can get distracted, but aim above the goal and don’t stop fighting for that! Work as a team and hold each other accountable.” Once again, we would like to congratulate Gamecock Village and all the staff on their remarkable dedication and determination to reach their goals! We just know that this is only the beginning of breaking records for this team, and changing the way we view innovative leasing. To the rest of us, let’s follow suit and hit those goals! It is only a matter of time before we will all join The Century Club! We can do it!
