Please say hello to The Collective at Lawrence, a 270-unit, 784-bed cottage property in Lawrence, Kansas. Serving the University of Kansas and formerly known as The Nest, this property represents our 2nd asset in the state of Kansas and our first owned asset in the state.
Built in 2018, The Collective at Lawrence has one of the best amenity packages in the country, with an incredible clubhouse, indoor/outdoor fitness center, pool and hot tub, disc golf course, soccer field, and tons of study areas.
This property also represents our 25th transaction (acquisition/disposition) with our equity partner Crow Holdings. Since 2017, we have completed over $1.4 Billion in transaction volume with Crow, including 3 in the last 30 days. We value our partnership and look forward to the exciting future!
We are also excited to share that we have closed on Riverfront Village in Tuscaloosa, Alabama. This property represents our 5th project in Alabama and returns us to the University of Alabama market (we had previously managed this asset back in 2016). This represents our 18th acquisition with our equity partner, Crow Holdings!
The 440 bed project has a mix of 1, 2 and 3 bedroom floor plans and is currently 100% occupied for the current leasing season. We will be injecting over $3 million in capital improvements including $1 million into clubhouse, pool and amenity upgrades, 50% of the units will get new appliances and cabinets as well as exterior improvements and upgraded internet.
